Helping Jessi and Chase Buy Their First Home in Kentucky
Buying a first home can feel exciting and overwhelming at the same time, especially when you're trying to balance affordability, future family plans, and long-term financial comfort.
That was exactly where Jessi and Chase were when they first reached out to April in May of 2025.
Referred by Chase's mother, who had worked with April multiple times in the past, the couple wanted guidance from someone they could trust as they prepared for one of the biggest purchases of their lives.
Their Home Buying Goals
Jessi and Chase knew what mattered most to them before they ever toured a home.
Their priorities included:

The Biggest Challenge: Staying Under Budget
Although Jessi and Chase were approved for a loan in the mid-$200,000 range, they made the intentional decision to shop under $200,000.
They wanted a monthly mortgage payment that felt manageable, especially as they planned to start a family in the near future.

Because Jessi's income was commission-based, lenders needed two full years of verifiable income history before it could officially count toward loan approval. That meant they could not purchase a home until January 2026.

The Search Process
Once January 2026 arrived, Jessi and Chase began touring homes more seriously.
Over the next few months, they viewed around eight different properties throughout the area.
One standout property in March checked nearly every box:

- 2 acres of land
Although it was slightly above their target budget, they decided to make an offer. Unfortunately, they did not get the home.

Finding the Right Home
At the beginning of April 2026, April scheduled tours for three homes in a single Saturday.
That night, Jessi and Chase submitted an offer on the house that would become their first home.
They officially closed on April 30, 2026 and were fully moved in by that weekend.
Their new home included:
- 2 bedrooms
- 1 bathroom
- Fully updated kitchen
- Updated flooring, roofing, paint, and HVAC
- Open floor plan
- Full basement with plumbing already installed for a future second bathroom
- Space to potentially add another bedroom downstairs later
- Private backyard on approximately .25 acres
- Convenient location halfway between both sides of the family
While the home technically had fewer bedrooms and bathrooms than originally planned, it gave them something even more important:
A move-in-ready home with room to grow over time, without stretching beyond their financial comfort zone.
